Al Habtoor City Dubai Hotel: Integrated Hospitality Development

Architecture | Hospitality | Dubai, UAE

Al Habtoor City Dubai hotel is one of the UAE’s most ambitious hospitality developments. Located along the picturesque Dubai Water Canal, this project seamlessly combines luxury hotels, fine dining, leisure, and cultural venues in one destination. With over 360,000 square meters of built-up space, it redefined what a hospitality district can be.

K&A as Lead Consultant for Al Habtoor City Dubai Hotel

K&A served as lead consultant, providing full architectural and engineering services.

Integrated Architecture and Engineering Services

Our scope included space program development, concept and schematic design, detailed design, MEP and water systems, interior and road design, tender documentation, and construction supervision. By taking this integrated approach, we ensured consistency not only among architecture and engineering but also across operations.

La Perle at Al Habtoor City Dubai Hotel: A Cultural Hospitality Hub

The development features three premium hotels operated by Hilton Worldwide, with more than 1,600 guest rooms in total. It also includes Dubai’s first resident live show theater, La Perle, which has become a cultural landmark. Supporting elements such as retail, dining, and leisure venues were designed to enhance both visitor experience and urban connectivity.

Additionally, the scale and ambition of the project required advanced solutions. From managing complex building systems to integrating bespoke facilities like a large-capacity aqua theater, every element demanded precision and collaboration.

Coordinating Global Expertise

The project involved more than 150 firms and a workforce of 5,000 drawn from 36 nationalities. K&A led the coordination effort, using digital collaboration tools and structured project management systems to align disciplines across continents.

We also worked closely with global partners to deliver specialized features. For example, international theater designers and stage technology experts collaborated with our teams to integrate the aqua theater’s staging and aquatic systems.

Engineering Comfort, Safety, and Performance in Dubai’s Hospitality Hub

Delivering a world-class hospitality hub required innovation at every stage:

  • Dual climate systems in the theater balanced the needs of performers and audiences.
  • Health and safety programs achieved over 49 million working hours with zero fatalities under OHSAS 18001 standards.
  • Interior and landscape design created vibrant, connected spaces that complement Dubai’s urban fabric.
  • Road and highway design ensured seamless access and circulation for visitors and residents.

Setting New Standards at Al Habtoor City Dubai Hotel

Al Habtoor City Dubai hotel project has set a new benchmark for integrated luxury destinations in the Middle East. Moreover, the project was delivered on time, within budget, and in line with the client’s vision. It also introduced Dubai’s first permanent live theater and expanded the city’s leisure offerings. As a result, it created thousands of jobs, contributing to the local economy and community growth.

Recognized with the Best Project, Residential/Hospitality at the Engineering News-Record (ENR) Global Best Projects Competition 2018, Al Habtoor City demonstrates how integrated design and engineering can shape destinations of international significance.
