Ali El Wardy City: An Inclusive, Smart, and Sustainable Community Master Plan
Ali El-Wardy City, Iraq, is a transformative smart city development in Nahrawan, Baghdad, covering 15,000 acres. This Baghdad housing project aims to address Iraq’s critical demand for sustainable communities while advancing smart city principles. In fact, it features a blend of luxury, medium, and affordable housing. Essential amenities such as education, healthcare, and social facilities will also be included. Therefore, development plans are to provide over 100,000 housing units. K&A serves as the main consultant for the initial design phase. We also act as the Architect of Record for ORA Developers.

Redefining urban living standards in Iraq required balancing luxury, environmental, and social responsibility. Therefore, K&A addressed complex stakeholder requirements and regulatory frameworks. We also tackled infrastructure challenges while fulfilling critical housing and sustainability needs. This work aligns with Iraq’s vision for sustainable urban growth and smart city principles. As the main consultant, K&A shaped the Ali El-Wardy smart city framework to integrate housing, transport, and public services.
Sustainable Development in Iraq’s Ali El-Wardy City
K&A provided master planning guidance, ensuring compliance with local regulations. We also addressed off-site transportation and infrastructure requirements. Moreover, our teams developed statutory master plans for land use, transportation, water, power, and waste management, securing the required approvals.
- Smart Infrastructure in Ali El-Wardy Community: We used advanced technologies to enhance resource management and sustainable transportation. We also promoted smart connectivity to improve residents’ quality of life.
- Sustainable Design and Green Spaces in Baghdad Housing Project: We implemented eco-friendly solutions, including water recycling, renewable energy, and 5 million m² of green space, to reduce this project’s ecological footprint.
- Community-Centered Urban Development: We also integrated diverse housing with essential social services to foster a vibrant community and address economic disparities.

The Ali El-Wardy Baghdad project directly addresses Iraq’s housing shortages, echoing priorities outlined in UN-Habitat Iraq’s urban development strategy. In fact, it sets a new standard for sustainable urban development in Iraq, demonstrating effective integration of housing, inclusivity, and sustainability in smart cities. This initiative is a model for smart urban transformation, aligning with long-term strategies and adaptable to future growth.
