Beirut Terraces Tower – Redefining Beirut’s Skyline
The project was developed by Benchmark Development. K&A handled the main architectural work and also designed the structure, mechanical, electrical, and plumbing systems. Our team also worked from initial ideas to detailed plans, helped with selecting contractors, and oversaw the building process to ensure everything went smoothly from start to finish.

A Vision of Light and Space
The design features tall glass walls, slender structural supports, and large overhanging terraces that can extend up to five meters. Additionally, the Beirut Terraces development offers expansive views and premium living spaces, reinforcing Beirut’s position as a hub of modern architecture. Spanning 99,200 square meters, the tower not only showcases contemporary design concepts but also addresses the city’s demand for high-quality urban housing. By optimizing space and maximizing natural light, the Beirut Terraces development further enhances energy efficiency and promotes sustainable urban living.
Tackling Complex High-Rise Challenges in Beirut
As one of Beirut’s most ambitious residential towers, the project required engineering innovations to meet both structural and aesthetic demands. Two major challenges shaped the project’s engineering solutions:
Cooling and Maintenance Solutions for Landmark Design
The 12-meter entrance hall presented a challenge: traditional ductwork was impossible due to space constraints, requiring a compact and innovative approach.
Structural Innovations for Large Spans and Terraces
Cantilevered terraces spanning up to 15 meters demanded advanced engineering systems to achieve slender profiles without thick slabs or bulky foundations.
Innovative Engineering for Beirut’s Luxury High-Rise
To address the project’s unique challenges, K&A introduced tailored solutions that preserved aesthetics while ensuring high performance.
- Cooling System Integration: A specialized trench behind the glass façade allows easy dismantling and replacement of panels, while housing a compact system to balance cooling in the entrance hall.
- Lightweight Structural Design: U-Boot technology embedded void formers in concrete slabs, reducing weight and enabling long spans without thick floor plates.
- Slender Column Profiles: I-section steel columns, encased in concrete, created elegant profiles that reduced structural loads while enhancing visual quality.
Together, these innovations mean the tower feels open and elegant while remaining structurally efficient, comfortable to live in, and easier to maintain over time. They also reduced material use and energy demand, contributing to more sustainable high-rise construction in Beirut.

The solutions preserved the entrance hall’s aesthetics, optimized cooling performance, and enabled long-term glass maintenance. Moreover, structural innovations reduced foundation loads and created slender interiors with expansive views.
Beirut Terraces has emerged as an internationally recognized residential tower in Beirut, symbolizing modern architecture and luxury living in Lebanon. It was also a finalist for the Best Future Project at MIPIM Cannes 2013. It now stands among the most notable examples of Lebanese architecture featured globally.
