Lemar Mixed Use Development
The Lemar Mixed Use Development is a major commercial project strategically located along Prince Turki I bin Abdulaziz Road in Riyadh. The development brings together retail, hospitality, office, parking, outdoor, and religious facilities within one coordinated plan.
K&A delivered the full scope of Concept Design, Preliminary Design, and Detailed Design, ensuring each component aligns with the project’s scale, land constraints, and functional needs.
Master Planning the Lemar Mixed Use Development
The Lemar Mixed Use Development covers a land area of 74,588 m² with a total built-up area of approximately 191,000 m². The project required a coherent layout that supports diverse program elements while maintaining efficient circulation.
The development integrates retail areas, a five-star hotel, office buildings, underground parking, and outdoor spaces, creating a unified commercial destination.
Designing a High-Performance, Multi-Component Commercial Project
The site’s footprint required careful spatial planning. Each component had to be arranged to maintain connectivity and ensure smooth movement between retail, hospitality, office, and service zones. K&A developed a master plan that aligns building sizes, uses, and circulation routes. The design supports functional flow for visitors, staff, and vehicles while optimizing land use.
Integrated Design Approach for the Lemar Mixed Use Development
K&A’s role included conducting technical studies, preparing design packages, and developing bills of quantities and specifications. This ensured accuracy across all project components.
The development includes 56 retail outlets, a 10-floor hotel, six office buildings, two underground parking levels, and a private mosque. Each asset contributes to a balanced and complete mixed-use environment.
