STC Square: Mixed-Use Smart City

Architecture | Riyadh, Saudi Arabia

The STC Square Mixed-Use smart city development is a major mixed-use destination in Riyadh’s Al-Mursalat district. The project integrates residential, commercial, hospitality, and technical facilities, supported by digital connectivity and advanced operational systems.

K&A delivered Studies, Concept Design, and Design, ensuring the STC Square Mixed Use project aligns with smart city principles, user needs, and sustainable performance goals.

Smart City Vision for the STC Square Mixed-Use Development

The STC Square Mixed-Use project occupies a 125,000 m² site designed to enhance daily life through integrated public spaces, plazas, retail zones, and pedestrian-friendly walkways. The development supports connectivity and comfort through coordinated land-use planning.

ICT and IoT systems are embedded throughout the project to improve building operations, energy performance, and user experience.

Designing a Sustainable and Connected Mixed-Use Environment

The project required coordinating diverse functions—residential, commercial, hospitality, and services—within one connected master plan. IoT and ICT technologies were essential for optimizing lighting, power, cooling, water, fire safety, and vertical transportation.

Balancing Efficiency, Comfort, and Sustainability

K&A incorporated energy-efficient systems, advanced cooling solutions, a high-performance façade, and environmental strategies to support long-term sustainability and operational cost savings.

Integrated Delivery for the STC Square Mixed-Use Project

K&A managed the STC Square Mixed-Use development through technical studies, master planning, and detailed architectural and engineering design. This ensured full alignment with smart city requirements and sustainability targets.

Enhancing User Well-Being and Environmental Quality

The development features photovoltaic installations, demand-controlled ventilation, reduced fan power, efficient lighting, and improved indoor environmental quality. Our experts made sure to use recycled and regional materials, reinforcing sustainability goals.

A High-Performance Mixed-Use Smart City Destination

The completed project achieves substantial resource savings: 24% energy reduction, 38% indoor water savings, and 44% outdoor water savings. Advanced indoor air quality measures, thermal comfort, and pedestrian connectivity enhance overall user experience. This development is a sustainable, connected, and technologically advanced urban destination that supports Riyadh’s smart city vision.
