The Bulgari Ocean View Residence in Dubai is a landmark residential project on Jumeirah Bay Island. Set between land and sea, the villas appear to float above the Arabian Gulf while blending into lush Mediterranean gardens. The development balances Italian design elegance with Dubai’s coastal setting, offering an exclusive model of sustainable living.

K&A partnered with ACPV ARCHITECTS Antonio Citterio Patricia Viel, providing design and construction supervision services. Our integrated role ensured that architectural vision, engineering precision, and environmental stewardship worked together seamlessly.

Shaping Homes Between Land and Sea

Built directly on a revetment, the villas required specialized marine engineering and advanced piling techniques. Construction was carried out from the waterside using barges, demanding careful logistics and coordination.

The residences maximize daylight, preserve ocean views, and feature smart automation systems powered by IoT technology. These systems monitor air quality, humidity, noise, and temperature to ensure a healthy living environment.

Driving Innovation in Coastal Engineering

Delivering the Bulgari Ocean View Residence meant solving complex technical challenges. K&A applied Building Information Modeling (BIM) to align disciplines, minimize clashes, and reduce cost variations. Computational Fluid Dynamics (CFD) supported thermal comfort in glass-heavy façades, ensuring consistent indoor environments despite Dubai’s heat.

Other innovations included:

  • Specialized double-slab systems to conceal drainage networks.
  • Centralized hot water solutions using heat pumps for energy efficiency.
  • Overflow pools with integrated balancing tanks designed within the slab.

Coordinating Safely and Efficiently

More than 700 skilled workers delivered the project, working a total of 1,765,510 hours without any Lost Time Injuries (LTIs). Safety programs included underwater construction training, protocols for floating platforms, and biweekly HSE meetings. Regular site inspections reinforced a culture of shared responsibility and discipline.
